I lived here a lot longer than I have sold here.
Twenty-five years in Brandermill, and now a Foxcreek resident. In between I coached in the Swift Creek Basketball Association, which is a different way of getting to know a county than driving it with a lockbox key.
That history is the whole point. When a client asks whether a street floods, which builder cut corners in a given section, or what a commute actually looks like at 7:45 on a Tuesday, the answer comes from having lived it rather than from a search result.
I studied at Longwood University and I hold Virginia license #0225243289 with The Rick Cox Realty Group. My clients describe me as an experienced guide who is driven to hold your interests and the interests of the surrounding community in the highest regard.
See the streets, not a stock photo.
Greg films the neighborhoods he sells in, on foot, so you can get a feel for a street before you ever book a showing.
Chesterfield is not one market.
Pricing, buyer pool, and time on market shift from one section of the county to the next. These are the communities I know best.

Brandermill
The planned community wrapped around Swift Creek Reservoir. Mature tree cover, miles of walking trails, and a mix of original 1970s homes and newer construction. Greg lived here for 25 years.

Foxcreek
Newer construction in Moseley with wide streets and neighborhood amenities. This is where Greg lives now, so showings here come with a genuinely current read on the market.

Hallsley
Custom and semi-custom homes in Midlothian, known for architectural variety and heavy landscaping. One of the county's most recognizable newer neighborhoods.

Salisbury
An established Midlothian neighborhood set around the country club and golf course. Larger lots, mature plantings, and a wide spread of price points.

Charter Colony
Central Midlothian, close to Westchester Commons and the 288 corridor. A frequent landing spot for buyers relocating into the Richmond area.

Woodlake
Also built along the Swift Creek Reservoir, with its own marina, pools, and a tight calendar of neighborhood events. Popular with families trading up from a first home.
Buying a home
You get someone who will talk you out of the wrong house. I would rather lose a commission than watch a client spend seven years regretting a street. Expect straight answers on schools, drainage, resale, and what a commute really costs you.
Selling a home
Your listing gets its biggest audience in the first two weeks, so the number has to be right on day one. I will bring you a price range with the reasoning attached, not a flattering guess designed to win the listing appointment.
Starter homes and estates, same attention.
Closed transactions span a wide band of the market. A first-time buyer at the bottom of that range gets the same preparation as a seller at the top of it.
